Urgent & Non-Urgent Repairs

Renters, please see below for reporting maintenance to our office.  

In some cases, a property may need some basic troubleshooting, so please Talk to Tapi first, our friendly assistant to help you troubleshoot any minor and common issues. 


If the issue is more urgent in nature, please refer to the list below the Tapi assistant for what is considered an Urgent Repair and who to contact.

Urgent & Non-Urgent Repairs

 For URGENT REPAIRS ONLY 


  • The definition of urgent/emergency repairs as set out in the Residential Tenancies Act 1997: 
  • A burst hot water service
  • A serious roof leak
  • A dangerous electrical fault
  • A serious storm or fire damage
  • A cooling appliance or service provided by the rental provider is not working
  • Any fault or damage in the premises that makes the premises unsafe of insecure, including pests, mould or damp caused by or related to the building structure 
  • A safety-related device, such as smoke alarm or pool fence, is not working
  • A blocked or broken toilet system 
  • A gas leak
  • A flooding or serious flood damage 
  • An essential service or appliance for hot water, water cooking, heating, or laundering is not working
  • An appliance, fitting of fixture that is not working and causes a substantial amount of water to be wasted
  • Failure or breakdown of the gas, electricity, or water supply 
  • The property does not mean minimum standards
  • A serious fault in a lift of staircase 

 ALWAYS try to contact the office or property manager and leave a message prior to calling a technician as we have 24 hours to attend to urgent repairs. If this is not possible: you must notify the office the next business day after the repair.
